Your property ad needs a RERA number. Here is what else Tricity developers forget

In this article 4 parts
The rule, in plain words
Section 11(2) of the RERA Act says a promoter must include the project's RERA registration number and the authority's website address in every advertisement. Yes, that includes the reel. And the hoarding. And the WhatsApp creative.
Why it's tricky in the Tricity
The Tricity spans three administrations. Mohali, Zirakpur, Kharar and New Chandigarh are in Punjab. Panchkula is in Haryana. Chandigarh is a Union Territory. Each project sits under its own authority, so the website you print depends on where the project is registered. Copy-pasting from another project is how mistakes happen.
What else developers forget
- Render labels. If it's a render, say so. Buyers notice, and so do competitors.
- Price fine print. "Starting from" prices need to match what sales will actually quote.
- Old creative. That banner from pre-registration is still running somewhere. Find it.
- Landing pages. The RERA number goes there too, not just on the ad.
How we handle it
Every ad and landing page we make carries the registration details the developer gives us, in a readable size, checked before launch.
This is general information, not legal advice. Check specifics with your lawyer.
Quick questions
Do Instagram ads need the RERA number?
Yes. The requirement covers advertisements in general, so social ads should carry the registration number and the authority website too.
Can I advertise before RERA registration?
Generally, a project that needs registration should not be advertised for sale before it is registered. Check with your lawyer for your case.
